Buying a Home in Pewaukee WI: Village, City, or Lake
Pewaukee is two municipalities with one name. The Village of Pewaukee was incorporated in 1876 and sits at the east end of Pewaukee Lake. The City of Pewaukee was incorporated in 1999 from the rest of the old Town of Pewaukee, and it wraps around the village on every side. Buyers mix them up all the time, and it matters, because taxes, services, and zoning follow the municipality, not the 53072 zip code.
Village of Pewaukee
The village is the smaller and denser of the two, about 8,200 people at the 2020 census. This is the lake town most people picture: the public beach across from Old Main Street, older homes on smaller lots, and shops and restaurants you can walk to. If you want to live in a place where you see your neighbors at the beach and the coffee shop, start here. Inventory is tight because the village is mostly built out.
City of Pewaukee
The city is larger, about 15,900 people in 2020, and much more spread out. You get newer subdivisions, bigger lots, condo communities, and most of the shoreline around Pewaukee Lake. If you want more house and more yard for the money, the city usually has more options. It also holds the business parks along I-94, so check what is behind a property before you fall for it.
Living on or near Pewaukee Lake
Pewaukee Lake covers about 2,500 acres and runs roughly five miles long. Buyers here sort into three groups. Lakefront homes carry the highest prices and the most competition when one comes up. Lake access properties give you a pier or shared frontage at a lower price. Homes a short drive off the water give you the lake lifestyle and a much bigger choice of houses. Ask what kind of frontage, pier rights, and association rules come with any home that says lake access in the listing. Those details change the value a lot.
Condos in Pewaukee
Pewaukee has one of the stronger condo markets in Lake Country. Communities like Tall Reeds give you lower maintenance and a Pewaukee address at a lower entry price than a single family home. We represented the buyer on a Tall Reeds Lane condo that closed in August 2026. Condo buyers should read the association budget and reserve study as closely as the listing photos.
Schools and commutes
The Pewaukee School District runs all its schools on one campus, from Pewaukee Lake Elementary through Pewaukee High School. It serves the village and much of the city. Some city addresses fall in neighboring districts, so confirm the district for the exact address before you write an offer. For commuters, I-94 and Highway 16 both run through Pewaukee, so downtown Milwaukee, Brookfield, and Waukesha are all an easy drive.
What the market looks like now
Waukesha County posted a median sales price of $527,500 in September 2026, up 8.1% from last year. Across the Lake Country market, homes sold in an average of 23 days and closed at 98.6% of list price, with 315 homes in inventory and new listings down 9.4% from last September. For a Pewaukee buyer, that means good homes still go fast, and an offer far under list rarely wins. Get pre approved before you tour, and be ready to move in the first week a home is listed.

Jason Patti can tell you which one a specific home is in.
