Lake Country Home Values: What September Shows

By Jason Patti, The Sue Patti Group · October 22, 2026

The median sales price across the Jefferson, Waukesha Counties area came in at $572,450 in September 2026. That's down 8.3% from last year. If you own a home in Hartland, Delafield, Oconomowoc, Pewaukee, or anywhere else in that market, that number matters more than any general headline about Wisconsin real estate.

But here's something the headline number doesn't tell you. Homes in that area are still moving in an average of 23 days, which is actually 8% faster than September a year ago. And sellers are closing at 98.6% of list price. So the median price pulled back, but the pace and the closing percentages held up. That's not a soft market. That's a market where pricing accurately from day one makes a real difference.

Inventory across those towns sits at 315 homes right now, and new listings dropped 9.4% compared to last September. Fewer homes coming to market while buyers are still actively looking puts sellers in a reasonable spot, as long as they're not chasing a number from 12 months ago.

For a little context on what's happening in nearby areas, Waukesha County as a whole posted a median of $527,500 in September 2026, up 8.1% year over year. Brookfield and Elm Grove hit $572,450 with an 11.3% gain over last year. And Hartford in Washington County came in at $391,450, up 3% with 30 closed sales and homes averaging just 19 days on market. Different pockets are moving very differently, and that gap is exactly why a generic online estimate of your home's value can miss by a significant amount.

I've been working this market for 21 years, and what I see a lot is sellers who pull a number from an automated tool and then get surprised when actual buyers respond differently. Those tools pull from broad data sets. What actually matters is what's sold within a mile or two of your address in the last 60 to 90 days, what condition those homes were in, and how your home stacks up.

That's what a comparative market analysis does. It takes the closed sales data, the active competition, the days-on-market trends for your specific area, and it gives you a realistic price range. Not a guess, a number you can actually make a decision from.

I moved from Delafield to Hartland a few years back, so I know these neighborhoods from more than just sales data. I live this market. The lake access questions, the school district lines, the difference between a property on Pewaukee Lake versus one a half mile off the water. That context is part of what goes into a CMA when I build one.

If you're thinking about selling this fall or just want to know where your home stands based on what's actually closed in your neighborhood, reach out and I'll put something together for you.
