Three lakes. One historic downtown. The market we know better than any other in Lake Country. Sue and Jason have served Oconomowoc buyers and sellers for years longer and more often than any other community we cover.
Oconomowoc is the lake-country city that has it all. Three named lakes — Oconomowoc Lake, Lac La Belle, and Lake Lac La Belle — sit within or border the city, giving Oconomowoc more concentrated waterfront and water-access real estate than almost anywhere else in southeastern Wisconsin. A walkable historic downtown, year-round residents and seasonal owners, and a strong local economy make Oconomowoc one of Lake Country's most stable markets.
Oconomowoc sits on Highway 16 with easy access to I-94. Milwaukee is roughly 35 minutes east, Madison roughly 70 minutes west. The Lake Country Recreation Trail passes through the city for biking and walking. The local economy is anchored by ProHealth Care, multiple boutique businesses on Main Street, and a steady flow of second-home owners maintaining a presence on the lakes.
Oconomowoc real estate splits into several distinct markets. Lakefront on Lac La Belle and Oconomowoc Lake commands the highest premium and rarely turns over. Lake-access homes with deeded rights or association membership offer significant upside without full lakefront pricing. Historic downtown homes typically range from $300K to $500K depending on condition and lot size. Newer construction in north and west Oconomowoc ranges from $400K to $700K.
Recent Sue Patti Group sales in or near Oconomowoc include the W2nd Street home at $367K (closed September 2025) and a Genevieve Drive home in Mukwonago at $996K (April 2026), part of the broader Lake Country market we work daily.
"What's the difference between Lac La Belle and Lake Lac La Belle?" Lac La Belle is the larger, southern lake, used heavily for boating and water sports. Lake Lac La Belle is the smaller, more secluded northern lake, popular for fishing and quieter living. Both have premium waterfront pricing.
"How long do Oconomowoc lake homes typically take to sell?" It depends entirely on price tier and timing. Strongly-priced homes in the $500K-$800K range often move quickly when listed in spring. Higher-end lakefront properties take longer because the buyer pool is smaller. We give you a realistic window before listing, not a hopeful one. Request a free Oconomowoc home valuation.
If you are buying or selling in Oconomowoc, you want a team with depth here. We have it.
Schedule a Conversation →Lac La Belle (~1,154 acres): The big one. Active boating, water-skiing, sailing, and fishing lake. Public access at multiple points. Lakefront homes here range broadly with rare seven-figure properties on the south shore.
Oconomowoc Lake (~782 acres): The historic lake of the city, surrounded by Oconomowoc Lake village (population ~600) which is one of the smallest incorporated villages in Wisconsin. Among the most exclusive lakefront markets in Waukesha County.
Lake Lac La Belle (~440 acres): Smaller, quieter, more residential. Excellent fishing. Less boat traffic. Strong appeal for buyers who want lake access without the activity level of Lac La Belle.
The Oconomowoc Area School District serves the city. Oconomowoc High School is consistently rated among the stronger Wisconsin public high schools, with strong athletic programs and academic offerings. Multiple elementary schools feed into Silver Lake Intermediate and Oconomowoc Middle School.
For private school, Oconomowoc has University Lake School in nearby Hartland (K-12) and St. Jerome Catholic School (K-8). University of Wisconsin-Madison and Marquette University are within reasonable commuting distance for college-bound families.
This is the market where Sue and Jason have spent more time than any other in Lake Country. We know which Oconomowoc subdivisions hold value. We know which lakefront streets get summer traffic. We know which historic downtown homes have foundation issues from the era they were built. We know the local builders, the school district administrators, and the small businesses on Main Street.
Our office in Hartland is 12 minutes from downtown Oconomowoc. We work the area weekly.
