Lake Country Is Still a Seller's Market in July 2026
If you have been watching the Lake Country real estate market and waiting for things to cool down, I have news for you. It has not happened. We are sitting here in July 2026 and this market is still firmly in seller's territory, and the numbers from June back that up.
Here is what the data is showing for Lake Country North in June 2026. New listings are up 28 percent compared to a year ago. Closed sales are up 4.6 percent. The median sales price is $620,000. Sellers are receiving 100.1 percent of their list price on average. And homes are sitting on the market for just 19 days before going under contract.
Let me break that down because there is a lot in those numbers.
First, the inventory jump. New listings up 28 percent sounds like relief for buyers, and in some ways it is. More homes coming to market gives buyers more options than they had in 2024 and early 2025. But here is the thing, that new inventory is being absorbed almost as fast as it is arriving. Closed sales ticked up 4.6 percent in the same period. Demand is keeping pace with supply. That is why sellers are still landing at 100.1 percent of list price. In a true buyer's market, that number drops below 97 or 98 percent. We are not there.
Second, 19 days on market. I want to be honest with buyers about what that means in real life. When I get a lead text about a property a buyer wants to see, my first move is to call within minutes. Not hours, minutes. Because in competitive zip codes around Lake Country, that listing could have two or three offers on it within a week. Nineteen days is an average. Some homes go faster. If you are not pre-approved and ready to move, you are going to watch the right house go to someone who was.
That is not me trying to scare anyone. That is just what the data is telling us.
Now for sellers. If you have been on the fence about listing, the June numbers are a pretty clear signal that the window is still open. Sellers receiving over 100 percent of list price means well-priced, well-presented homes are not leaving money on the table. They are capturing it. The 28 percent jump in new listings also tells me that more sellers are finally feeling confident enough to make a move, whether they are upsizing, downsizing, or relocating entirely.

You need to know your number before you can make a confident move on the next property. A home sale contingency can absolutely carry weight with a seller, but only when the seller sees you have done the work, meaning the CMA is done, the steps to list are ready to go, and your agent has communicated that clearly on your behalf.
