Lake Country Real Estate Market Update July 2026
If you have been sitting on the fence about selling your home in Lake Country, the June 2026 numbers give you a pretty clear picture of where things stand. The median sales price hit $620,000, up 0.7% from last year. Closed sales came in at 137, which is a 4.6% increase over the same time in 2025. And sellers are walking away with 100.1% of their list price on average. That is not a soft market. That is a market that rewards sellers who show up prepared.
The number I keep coming back to is 32 days on market. That is how long it took for a home to go from listed to under contract in Lake Country North last month. Yes, that is up 52.4% compared to a year ago, and I want to be honest with you about what that means. Buyers have more choices than they did. New listings jumped 28% to 224 homes, and there are 331 homes sitting in active inventory right now. So the days of a home selling over asking in 48 hours with seven offers are mostly behind us. But 32 days to a full-price offer is still a very healthy market for sellers.
If you zoom south a bit into the Dousman, Eagle, Genesee, Mukwonago, North Prairie, and Wales corridor, the picture is even tighter. Median sales price there came in at $594,500, up 2.9% year over year. Homes are going under contract in just 24 days, and sellers are receiving 100.6% of list price. New listings actually dropped 5.9% in that area, which means less competition for sellers and more urgency from buyers. Only 120 homes available across that whole corridor. If your property is in that zone, this is a moment worth paying attention to.
